Villa Executive Director
We are seeking an experienced, highly organized, and dedicated Villa Executive Director to manage and oversee the operations of our property. Key Responsibilities:
Applicant Waitlist Management:
- Create and manage HUD-approved application and waitlist processes.
- Place and track ads for waitlist openings and closings.
- Enter and track application data and send periodic status updates to applicants.
- Manage apartment offers, acceptances, and rejections, sending appropriate notices.
Resident Management – Move In/Move Out:
- Determine eligibility of new tenants based on background checks, credit reports, and other required documents.
- Conduct tenant interviews and guide them through HUD tenancy policies.
- Calculate rent based on tenant documentation, and ensure all necessary forms are completed.
- Conduct move-in and move-out inspections and manage security deposit refunds.
Resident Management – Recertification:
- Ensure timely completion of lease renewals and recertifications.
- Obtain and verify required documents for recertification and calculate new rent amounts.
- Maintain accurate records and submit HUD-required documentation for recertification.
General Resident Management:
- Foster positive relationships with tenants and provide assistance when needed.
- Address tenant concerns, ensure compliance with building policies, and investigate lease violations.
- Manage rent collection, track payments, and handle any tenant complaints.
HUD Management:
- Ensure 100% compliance with HUD regulations and maintain accurate tenant files.
- Submit HAP vouchers on time and address any discrepancies found in income reporting.
- Respond to HUD audits, inspections, and implement necessary corrective actions.
Building Management:
- Supervise and approve building maintenance, renovations, and improvement projects.
- Manage building budget and coordinate with vendors for efficient service delivery.
- Oversee building inspections, safety compliance, and maintenance technician performance.
- Maintain and track expenditures, ensuring budget compliance and effective cost management.
Qualifications:
- Strong understanding of HUD policies and procedures, including tenant eligibility, recertifications, and rent calculations.
- Excellent organizational skills and attention to detail.
- Ability to work effectively with tenants, staff, vendors, and regulatory agencies.
- Strong leadership skills with the ability to manage a team and foster a positive, cohesive environment.
Preferred Qualifications:
- Experience managing residential properties, particularly with HUD-regulated properties.
- Familiarity with state and local building codes and regulations.
- Proven ability to manage budgets, expenses, and track spending for capital improvements.
